The British manaufacturer Buckleys has been offering a proven testing method based on electrical conductivity for decades to detect leaks in tank construction. Bulding on this extremely stringent quality control process used in tank construction, the principle has been adapted for leak detection on dry flat roofs. Essentially, the system uses, the conductivity of the substrate beneath the membrane (condensation I moisture on the roof surface is almoste alsways presen) to creat an "open electrical circuit".
Its grounding together with the bulding structure, the bulding connection of the detector unit (copper wire brush), and the connection to the positive pole of the detector from the electrical test circuit. When the operator moves the detector over a defective area in the membrane, the electrical circuit is closed, as the membrane at this point has reduced dielectric strength (the insulating properties of the roofing membrane are reduced or no longer present).
When the circuit is completed, the current pratically "jumps" throuh the gap to ground, triggering the alarm on the detector and alerting the operator to a defective area.

The battery-powered flat-roof leak tester for dry weather donditions provides the complete testing sytem in a and carring casee. Immediately noticeable are the compact control and display unit, designed to be carried over the shoulder in a carry bag, as well as the hand-guided detector unit (copper brush). Equipped in this was - and with the circuit closed via cables - up to 2,000 m² can be tested per day, according to the importer. This allows the exact location of leaks and defects to be indentified, even when they are not visible to naked eye.
